Planning Permission


Architectural Services™ liaise with the local authority to understand what their requirements are on a given planning application, and this sometimes means that compromises may need to be made by the applicant and the local authority. We would always work with the local authority rather than against them. This is reflected in our success rate for 2008 where all planning applications submitted have been passed.

Building Regulations


This is a specification and a set of drawings that stipulate how the proposed works are to be carried out. Simply put, it details materials which should be used and how they should be installed. Building Regulations cover every aspect of the construction and go into great detail. The structural side is usually backed up with a specification from a structural engineer for items such as steel beams, timber sizes and retaining walls etc.

Listed Buildings

 

Listing is not a preservation order, preventing change. Listing is an identification stage where buildings are marked and celebrated as having exceptional architectural or historic special interest, before any planning stage which may decide a building's future.

Design & Access Statements


Design and access statements should clearly illustrate how the design was arrived at and not merely describe the scheme. They should be concise, written in plain English and well illustrated. Design and Access Statements should: Set out the design principles and concepts that have been applied to the development; and Show how issues relating to access to the development have been dealt with

Structural Engineers


They develop initial designs, using mathematics to calculate the stress that could arise at each point in the structure, and simulate and model possible situations, such as high winds and earth movements. When construction has begun, they are often involved in inspecting the work and advising contractors. Structural engineers often work in partnership with architects. They also examine buildings, bridges and other structures to discover whether or not they are structurally sound.

Conservation Areas


Local authorities have the power to designate as conservation areas in any area of 'special architectural or historic interest' whose character or appearance is worth protecting or enhancing. This 'specialness' is judged against local and regional criteria, rather than national importance as is the case with listing.

Local Builders

Please use the tab "Find A Builder" to review a list of local builders who may be interested in quoting on your proposed works. Architectural Services cannot take any responsibility for the quality of work or verification of any of the companies listed. You must carry out the usual checks to establish their suitability for your proposed works. We recommend that you visit recently completed contracts and the job they are currently working on, talking to the customer in all instances to discuss how the contract is working and how the builder has performed. There is a part on the builder profile where customers can lead feedback about a builder good and bad. It must be stressed that Architectural Services cannot be held responsible for the builders listed.
